How much does a Hug structure cost?


Starting prices for each Hug Home can be found on the range page. Group Hug works with each client during the consultation process to understand and develop the project’s budget and scope, and can assist with any questions along the way. Do I need planning permission?


If you intend to use any building as a self-contained permanent home you will need planning permission.

If you propose to use our buildings for other purposes, it may be that they could fall under “permitted development” that means they will not require a Full Planning Application. The Planning Portal have a very useful guide, and a mini-guide specifically for outbuildings.

We have preferred partners with considerable experience of gaining planning permission for new homes and can take the application for a project smoothly and successfully through the process. The home’s design, size social impact and sustainability credentials will appeal to the planners and will find favour over and above the standard house.

What are the system dimensions?

Can I add on additional modules at a later date?


Yes, you can! Adding additional modules is less complicated than undertaking a traditional addition, though it is still a renovation project. Our team can help you understand the options if you’re planning ahead for future growth. What foundation system do I need?


Foundations are site-specific, so you can build on whatever foundation system suits your project best. Typically a Foundation Engineer will review your site’s Geotechnical Report and incorporate point loads of the Hug System to design a foundation that suits your requirements.

The Hug System is compatible with a variety of foundation systems including:

Where does Hug deliver?

Is delivery included?

Where can I put a Hug home?


You can place a Hug structure virtually anywhere! If you are an individual or developer, you must have access to private property. During the development process, the Group Hug team can assist you in reviewing your proposed site and refer you to our preferred partners who may be able to assist with planning requirements. How is electrical wiring and plumbing run in a Hug System?


Electrical wiring and plumbing are hidden within the walls. There is a single point where electricity, water and waste is connected, plug and play. We will provide a detailed plan that identifies the best location for service supply on your site. Are Hug systems insulated?

Are Hug systems covered by a warranty?


Prices include a 5 year warranty. The warranty does not include damage from the result of an accident, the HUG being misused or altered by another company other than HUG Group. All fixtures and fittings are purchased new and come with their own warranties.

Are these “pods” and how are they different to others?


The way in which we build Hug Homes means they are proper buildings. We build very high quality eco-buildings that are still affordable. One key aim behind the concept is to create a living space that suits a wide market, it can be personalised and can also be extended or adapted over time.

We prefabricate them off-site which means that we can control the quality of the buildings better.

Do you build the whole building?


We can build the whole building from the foundations up, and will fully fit it out, painted and with floor finishes. We can even put up curtains and fit blinds.

We can also just build the water tight shell so that it can be used as an office, retail or however else you might like to use it.

For the groundworks (foundations and service connections) we produce a design that can then be tendered or negotiated with a local third-party groundworks contractor. We will co-ordinate this part of the project, but the contract will be direct with you the client.

I’m a land owner, can you help us to develop it?


Yes. Although we principally design and supply buildings, we can offer a comprehensive range of services from master planning to marketing. If you have land, we can help you to develop it, although this may be subject to local planning policy.

There is a huge demand for our homes, but people struggle to find land on which to put them.

What do the prices include?


Our prices are broken down into 3 categories

  1. the cost of the building shell,
  2. the building fully fitted-out
  3. the building fully fitted-out and fully furnished.

Listed below are the elements that are included in each.

Savings can be as much as 20% on multiple buildings through larger quantities of materials and components and the sharing of preliminaries such as site equipment etc.

The building shell would include:

  • insulated timber frame panel system with all membranes & fixings
  • cladding and roofing – the standard option being a vertical Larch/Cedar cladding
  • external doors and windows – UPVC frames
  • internal doors
  • ventilation duct work
  • first-fix plumbing
  • first fix electrics and cabling
  • dry lining boards
  • internal fittings such as skirting boards
  • tongue and groove chipboard flooring

The fitted-out Hug Home would consist of:

  • hot water heater
  • sockets & switches
  • Sanitary wear
  • light fittings
  • kitchen oven, hob, extractor
  • Kitchen cabinets and worktop
  • wall finishes
  • flooring

The fully fitted-out and furnished Hug Home would consist of:

BEDROOM

We can provide the approximate price for foundations & utility connections, Structural Engineers foundation design fees, Approved Inspector fees, Energy Performance Certificate (EPC), Structural Warranty, site insurance, transportation, crane, specialist lifting equipment, material storage, site fencing, welfare and waste removal if you project requires.

This is only a guide price… although we can provide a fixed price for the building itself, site-specific factors will have an impact on the total cost, such as the site location, ground conditions (which will determine the type of foundations we use) and proximity to utility connections.

Are Hugs mortgageable?


Our buildings fully comply with Building Regulations and have a lifespan of at least 60 years, and so if a project is granted permanent Planning Permission as a dwelling, they are potentially mortgageable with most lenders. What building standards do they meet?


We meet and often exceed building standards. These include the Building Regulations, NHBC Technical Standards, Secured by Design and Lifetime Homes.

We use approved Inspectors for Building Control and for our Structural Warranties – our construction has been through their Type Approval service – this keeps our costs down as they only need approve them once, giving us the certainty to use the design repeatedly across different projects, in different parts of the country.

We’re flexible – we can use other Approved Inspectors or Warranty Providers and Local Authority Building Control if required.

What about fire safety?


Timber frame buildings meet all fire standards required under the current Building Regulations. Insurance and financial institutions do not differentiate between timber frame and masonry construction. How environmentally friendly are Hugs?


Hug Homes are designed and produced entirely in the UK, our materials are sourced locally wherever possible, which reduces associated transport carbon, our technology means low material waste in the build process, minimal dirty/concrete ground works, less road traffic - no construction teams travelling to sites every day and the insulation means that they require low energy to heat. What is the process I will go through to get a Hug?


Further to your consultation with us, and having understood your requirements, we will work with you to identify the best Hug for you in terms of design, layout, size, specification, fit and finish of the unit. We will do an initial assessment of the viability of an installation at your chosen site. You will then receive your initial quotation. This may include a need for site specific detailed feasibility and or a planning application. Once you are happy to proceed and you can place your order there are three scheduled payments to be made:


1) a Deposit with your confirmed order 30%
2) at the Start of on-site manufacture 40%
3) a final payment on completion prior to delivery 30%

Are interiors included?


Each Hug is comprised of the shell - the walls, windows, and exterior finishes. Interior layouts, finishes, and fixtures are included but we can offer the Hug as a shell or with the plumbing and electricity fitted.
